Real Estate Process > Due Diligence

We are acutely aware of our responsibility to assist our clients in the due diligence which is necessary on their part in connection with the acquisition or purchase of real property. In connection with that due diligence responsibility, we will advise our clients as to the desirability of retaining a land surveyor, engineer, environmental engineer, and if required, structural engineer, in connection with the evaluation of the real property which is to be purchased, including any improvements presently existing, or to be constructed thereupon.

Real Estate Process > Title Search

We routinely provide title examination for our residential and commercial clients. To achieve this goal we review an extensive search of the public records to determine that there are no adverse claims to our client's interests. If we find there adverse claims or other defects in title, we will seek to eliminate them prior to closing.
The examining of title is but one more service we offer to our clients so that our client's real estate transactional needs, both residential and commercial are met.

Real Estate Process > Title Insurance

We also provide title insurance for our residential and commercial clients. The purpose of title insurance is to protect the purchaser of real estate and the holder of mortgage against loss from defective titles, liens, and encumbrances. Protecting a buyer against loss is accomplished by the issuance of a title insurance policy. Since title insurance, as other forms of insurance, is a risk assumption, it is very important that the title insurer eliminate the risk and prevent losses caused by defects in title arising out of events that may have happened in the past.

Real Estate Process > Closing

We will guide the client through their due diligence and contractual responsibilities concerning the purchase and/or sale of real property. We will also prepare and/or review all the closing documents and other matters necessary to secure a successful closing. We will also have a licensed attorney attend the closing so as to make sure that the client's interests are totally protected.

Federal Zone Cencessions

No one, including Mexican Nationals can own property in the Federal Zone, which applies to only beachfront property within 20 meters (about 66 feet) from the mean high tide line. This property is owned by the Mexican Federal Government under the Federal Maritime Land Zone Law.

Mexico's federal government will grant concession rights to exclusively use and enjoy certain types of federal zone properties. Acquiring the concession to use the federal land that borders your property is an easy way to increase the value of your land and reduce the risk of someone else coming along and using this land.

Over the last few years the federal government has made several changes in the procedures to acquire federal zone concessions. These changes have made it easier for both individuals and corporations to acquire these concessions.
